subletting for therapists
& Wellness providers
office & group space in Springdale, Arkansas

The Therapy Office is a home base for helpers, healers, and educators who want to do meaningful work without doing it all alone.

Not every office space is built for helpers and healers & not every helper or healer is looking for the same thing. Here’s a snapshot of who tends to thrive here at The Therapy Office (and who might not love it here).

✅ You’re ready to grow your own practice with a supportive community around you.
❌ You’re looking for a space where everyone just closes their doors and does their own thing.
✅ You’re a therapist, coach, wellness provider, or educator who works with adults.
❌ You’re looking for a place that’s known for child- or teen-focused services.
(We love kids, but we cuss a little and want to keep this a safe vibe for adults.)
✅ You care about authenticity, collaboration, and building something meaningful.
❌ You just want four walls with no interest in connection or shared support.
✅ You’re excited about a multidisciplinary space where different perspectives and approaches are welcome.
❌ You only want to be surrounded by people in your exact field, with no crossover or diversity of thought.
✅ You’re open to extra support with marketing, visibility, and building your caseload.
❌ You want to be completely on your own, with no interest in shared resources or promotion.
✅ You’re eager to start your practice but feel nervous about taking the leap & want coaching and accountability to make it doable.
❌ You’d rather figure it all out alone, even if it means staying stuck or overwhelmed.
If you’re nodding “yes” to most of those checkmarks, you’ll probably feel right at home here.

The What if Spiral
Hey there 👋 I’m Becca Ferguson, Owner and founder of The Therapy Office.
I know what it’s like to want independence and feel scared at the same time. When I started my solo practice, I carried the weight of every decision. It felt like a hamster wheel of decisions starting with where to meet clients, to how to market myself, to how to make the numbers work. Later, when I built a group practice, I saw how much energy it takes to keep a business sustainable for both providers and clients.
That’s why I shifted into this model. I’ve learned that people don’t just need four walls. They need systems and community to lean on when things feel uncertain.
Maybe you’ve caught yourself thinking things like:
❓ “What if I take this leap and I can’t keep up financially?”
❓ “What if I put myself out there and it doesn’t work — and I have to start over?”
❓ “What if being on my own means I’m completely alone when things get hard?”
❓ “What if I never figure out how to make this sustainable in a way that actually works for me?”
Those are real fears and you’re not the only one carrying them! My strength is helping people find systems that actually work for their lifestyle, their business, and their values. The community here is what makes those systems stick. It’s time to breathe easy, you don’t have to carry it alone.

No Red Tape, Just Steps!
Getting started doesn’t have to be complicated. I like to keep things simple, straightforward, and human — less red tape, more connection. Here’s how it usually works when you reach out about space at The Therapy Office.
-
Fill out the short interest form. You’ll get an automatic confirmation email right away so you know your form was received.
-
I personally review every inquiry (usually within a week). If it looks like a good fit, I’ll send you a link to my calendar to set up a tour. We can also connect by phone or Google Meet if you have questions, but if you’re planning to sublet regularly, I want to meet you in person before moving forward.
-
Come walk through the space with me. You’ll get a feel for the vibe, see the available rooms, and we’ll talk about your needs and goals.
-
Once you’ve chosen the option that feels right, we’ll put everything in writing so you know exactly what to expect. A deposit and signed contract are required to officially hold your space, but I’ll walk you through the details and answer questions so you feel confident moving forward.
-
If you’d like extra support (like marketing or coaching add-ons), we’ll add those to your invoice and set you up with next steps. You’ll also get all the practical info you need — parking, Wi-Fi, building access — so you can focus on your work, not logistics.

Support without
competition
Here’s the deal:
you’re not just renting four walls.
You’re stepping into a community of people who
understand what it means to help humans for a living.
One of the hardest parts of building a business is feeling like you’re doing it all alone. At The Therapy Office, community is built into the culture. We show up for each other — whether that’s sharing wisdom, brainstorming solutions, or simply listening when things feel heavy.
Here’s what you can count on here:
💬 Connection without competition → You’ll be surrounded by helpers, healers, and educators who want to collaborate, not compare.
🤝 A multidisciplinary vibe → This isn’t just therapists. Coaches, wellness providers, educators, and creative healers are all welcome here. The variety of voices makes the space stronger.
🌱 A safe place to grow → Whether you’re just starting out or expanding, you’ll have encouragement, boundaries, and community support along the way.
And if you want more support, I offer add-on services that can help you grow faster and with more confidence:
📊 Coaching & accountability → I’m not just a landlord! I’m a therapist and a business owner who’s had to figure this out the hard way.
📝 Systems support → Practical workflows that save time and fit your lifestyle.
🎯 Business strategy → Clarify your goals and create a plan that feels doable instead of overwhelming.
🤝 Accountability check-ins → I’ll be in your corner as you take steps forward. Building a business is hard, but you don’t have to do it in isolation.
📣 Marketing support → The goal is simple: to get you seen and searchable.
🔗 Website directory listing → Your practice will be listed in our directory, with your new client form linked directly for extra visibility.
📢 Spotlights & promotions → Be included in spotlights & promotions so potential clients can easily discover your work.
✍️ Write your own blog post → Share your voice and expertise through a blog post featured on our site, email list, and social media. Each post is designed to be shareable, and we’ll tag you on socials to boost your reach.
I know what it’s like to build a practice while juggling client care, boundaries, and the business side of things. That’s why I care about helping you create something sustainable and values-driven, not just another hustle.

The little things matter. Here’s what makes The Therapy Office feel less like “just another office” and more like a space where you and your clients can actually feel at home:

I keep pricing transparent and flexible so you can choose what actually works for your business. Each space has options for part-time, full-time, or one-time use.
✨ PLUS you can add on extra support if you want it.
❓ Worried about the money side of things? You’re not alone. When I first started, I had no idea how much it really cost to run a practice — and that uncertainty was overwhelming. That’s why I’ve included a breakdown in the pricing menu: so you can see the true costs of going solo, and how subletting here takes a lot of that pressure off your shoulders.

This space is designed for adult-focused professionals across a wide range of fields. Here are some examples of who fits well here:
🧠 Mental Health Professionals → LPC, LAC, LPE, LMSW, LCSW, Psychologists, Psychiatric APRNs, LMFT, Substance Abuse Counselors.
🌿 Medical & Wellness Providers → Dietitians (HAES/anti-diet culture), medication management providers, acupuncturists, reiki practitioners, somatic therapists, pelvic floor or trauma-informed PTs (no sink/exam space needed).

📚 Coaching, Education & Support → ADHD/executive functioning coaches, career/vocational counselors, academic coaches (college/adults), non-diet health coaches, therapists running groups, neurodiversity-affirming coaches, trauma-informed parenting coaches (for parents, not kids).
💼 Other Providers → Tutors (college/adult), financial therapists or money coaches, legal advocates offering trauma-informed services (immigration, family law, etc.).Not every service is a good fit here. For example:
❌ Providers who mainly see children or teens.
❌ Services that require sinks, sanitation, or kitchen access (like estheticians, dental hygienists, IV therapy).
❌ Practices with strong scents/oils in unventilated areas.
❌ High-noise or movement-based sessions (like massage tables against shared walls). -
Nope! You’ve got options depending on what you need right now:
🪑 Full-Time Offices (Unfurnished) → 6- or 12-month leases if you’re ready to make the space your own.
💻 Part-Time Offices (Furnished) → Single-day or weekend leases, no setup required.
👥 Group Room → Rent by the hour, half-day, or full-day for workshops, classes, or groups. -
The basics are covered — Wi-Fi, utilities, cleaning, and full access to our shared spaces and amenities. No hidden fees, just everything you need to focus on your clients and feel at home.
-
Once your lease is signed, you’ll get a private link to the online booking calendar. From there, you can easily see availability and reserve your time. All scheduling is first-come, first-serve, so you’ll always know exactly when your space is secured.
-
That depends on the setup you choose:
🪑 Full-Time Offices (Unfurnished) → You bring the furniture and design the space around your own vibe. It’s your blank canvas.
💻 Part-Time Offices (Furnished) → Already set up and ready to go. Just bring your laptop (and maybe your favorite mug) and you’re good to work.
👥 Group Room → Tables and chairs are provided, so you can arrange the room however you need for workshops, classes, or group sessions.
-
Life happens, and sometimes plans change. That’s why everything is clearly outlined in the contract from the very beginning — so there are no surprises if you ever need to step back. We’ll go over the details together before you sign, and I’ll make sure you feel comfortable with what cancellation looks like.
-
It did. The Therapy Office started as a traditional group practice for mental health providers, but I realized pretty quickly that our community needed something more flexible. Therapists, and other helpers, wanted independence without isolation and real support without all the red tape.
Shifting into a subletting model opened the doors to more than just therapists. Now we’ve got a mix of professionals. From wellness providers to coaches to educators, all working under the same roof. That variety matters. It gives us perspective, helps us grow as providers and ultimately gives our clients more resources and options for care.
-
Absolutely. Not everyone is ready to jump straight into renting an office — and that’s okay. If you’re in the planning stages of building your practice, I offer coaching, accountability, and ready-to-use resources to help you get started.
From business systems and marketing tools to 1:1 coaching, you’ll get the support you need to lay a strong foundation before you step into your own space. That way, when you are ready to rent, you’ll feel more confident and prepared.
-
The group room is designed for adult-focused gatherings and comfortably fits about 10–12 people seated. It’s flexible and can be set up for:
👥 Therapy & Support Groups → Adult therapy groups, process groups, or community support circles.
📚 Classes & Workshops → Educational classes, trainings, or skill-building workshops.
🎶 Creative & Healing Spaces → Movement, sound, art, or other body-based practices that need more room.
💼 Meetings & Community Events → Small professional meetings or adult-focused community events. The main guideline: all use of the space should stay adult-focused, trauma-informed, and respectful of a shared environment.
-
Yes! When you rent here, you’re running your own independent business — not working under mine. You set your own name, brand, fees, and focus areas. My role is to provide the space, community, and optional support so you can grow on your own terms. Your practice should feel like yours from day one.
-
This is the cool part about subletting from a person who’s “been there, done that!” You’ll run your own business and bring in your own clients. If you’d like extra visibility, I offer paid add-ons that make you more searchable and give clients an easy way to connect.
🔗 Marketing Lease Add-On → Includes a directory listing with your new client form linked directly. Our website and social media have strong SEO, so your listing helps clients actually find you online. You’ll also have the option to submit up to 2 blogs/month that we’ll publish on our site, email list, and socials.
📊 Coaching Add-On → Monthly or quarterly coaching sessions to help you strategize, stay accountable, and build a business that fits your lifestyle and values.
Both of these add-ons are optional and can be layered on top of your lease if you want extra support growing your business.
-
Your clients’ comfort and confidentiality matter here. Each office door has felt sound panels and draft stoppers to reduce sound transfer, and we encourage subletters to use white noise machines (outlets are right outside each door). Rugs are also a great option to dampen sound further if you’d like to personalize your space.
For records and security we follow HIPAA and insurance compliance standards by making sure all these things are intact!
✔️ Full-time renters receive a key to their private office. The only people with access are you, me (as the owner), and the landlord.
✔️ If you add personal office cleaning services, the cleaning staff will have access to your office space after hours.
✔️ If you keep paper records, you’ll need a lockable file cabinet in your office.
✔️ Every subletter gets a unique pin code for the security system, so you can enter safely and know the building is protected. The goal is simple! You and your clients should feel safe, supported, and able to focus fully on the work you’re here to do.
